Summary
A Project Manager plays a key role in the planning and execution of real estate development projects beginning with the overlapping efforts of the Business Development and Project Development teams on pre-development feasibility analysis through project execution, closeout and transition to Asset and Property Management.
Job Responsibilities
Project ScopeRFP’s, PSA’s, LeasesManage project schedule and budget once the contractual relationship begins with a client.Manage cross-functional coordination and collaboration of internal teams and service providers for all phases of the project.There is a question regarding preconstruction and construction phasesUpon completion, transfer the project to the client, readied for sale or place within the portfolio of the company.Monitor turnoverSupport through due diligencePlan as well as provide day-to-day management for the execution of assigned projects.Manage the documentation of the projectUnderstand client satisfaction level and mitigate all contingencies and risks.Communicate and raise concerns to project stakeholdersManaging various types of scope of services offerings to our client, which include, but not limited to, build to suite and fee for service at various stages.Coordinate smooth transitions from Business Development to Pre-Development and Planning to Construction.Facilitate and/or contribute to the regularly occurring project meetings and provide project status update while presenting any issues/solutions.Assistant Project Manager to prepare agendas and issues listDrive project schedule and provide status updates to the Director of Development and SVP of OperationsCreate a dashboardManage project workflow in Smartsheet.Manage and work on project compliance for site planning, zoning and entitlementsCross functional influence over: initial budgets, proformas, closeout/hand off to Finance, Asset and Property ManagementCoordinate marketing and PR announcements with Marketing consultantManage the delegation of ground breaking/ opening ceremoniesREQUIREMENTS
Bachelor’s Degree in Accounting, Finance, Business Management, Commercial Real Estate Development, Urban Planning, Architecture or Engineering5 years of project management experience in Construction, Development or Commercial Real Estate DevelopmentFamiliarity with nuance of municipal, state and federal codes and permitting processesFamiliarity with industry standard project management methodsPMP preferredTravel as neededFrequently Asked Questions
